The financier bought a more modest island - the Little St James - originally in the late 1990s, but later purchased the more expansive Great St James in 2016 for a sum of $22.5 million.
This visual evidence indicate he had formulated plans to transform the substantial island by constructing residences, an amphitheatre, an submerged workspace and a swimming pool.
Visible on the plan is a local waterway, a strait in the territory, marked on the lower right-hand corner.
